If you’re budgeting for an extension, a loft conversion or a basement, the party wall process is one of those costs nobody warns you about at the start. The good news is that it’s more predictable than most building costs, and there’s plenty you can do to keep it at the low end.

It all hinges on one thing: how your neighbour responds to your notice.

The Three Scenarios

1. 1Your neighbour consents. No surveyors are needed and there’s no award to draw up. Your only cost is preparing and serving the notice itself, which ranges from free (doing it yourself) to a modest fixed fee for having it done properly. This is the outcome to aim for.
2. 2Your neighbour dissents, and you share one Agreed Surveyor. A single impartial surveyor prepares the award for both sides. One professional, one fee. Depending on the job and where you live, expect several hundred pounds up to around a thousand or so.
3. 3Your neighbour appoints their own surveyor. Now there are two professionals corresponding, inspecting and agreeing the award between them, and you’ll normally be paying for both. Costs roughly double, and on a slow-moving matter they can climb well beyond that.

What Actually Drives the Price

• •How many neighbours are involved. A mid-terrace extension can mean notices both sides. A block of flats can mean several owners in one building.
• •The complexity of the work. A basement dig needs far more scrutiny than a single steel beam for a loft.
• •Where you live. London rates run well above the rest of England and Wales, often for identical work.
• •How the surveyors charge. Hourly rates reward slowness. Fixed fees reward getting on with it.
• •The mood next door. A cooperative neighbour keeps things quick. A frosty one rarely makes anything cheaper.
